Two Step Farm | Montgomery County, TX

Two Step Farm is a place that reflects the true Texana ethos of kindness and hospitality expressed through music, farming, and nature. “In a community named Two Step Farm, music is clearly at its heart,” says Tom Woliver, co-president of Oxland Group. “Our team has created communities all across the country and we’ve seen the power of music to bring people together. That, and the natural beauty of the land, drove our vision to express the true Texas spirit at Two Step.”

Located north of FM 1488, between I-45 and the new Aggie Expressway (Texas Hwy 249) and bordered by Cooks Branch Conservancy, Two Step Farm will embrace nature beginning with the preservation of much of the existing trees and restoring forest areas by removing invasive plants through natural remedies including goatscaping with our onsite herd.

Future amenities are planned to include The Great Hall, a dance hall inspired by the historic dance halls of Central Texas, The General Store at The Homestead, the hub of activity offers specialty food and beverages including a bier garten for larger events and serving as the Visitors Center. An amphitheater, splash pad on the Town Green, and mixed-use retail are also planned.

Project Overview: 2,000 acres are planned for approximately 4,000 homes including a working goat farm, dance hall, and town center.

Dwelling Units: 4,000 DUs at build-out. 1,100 DUs will be delivered in Phase 1 with eight distinct SFD lot sizes for sale and SFD for lease.

Our Scope: Master infrastructure capital financing $60M and development. Master plan vision and execution. Builder segmentation. Zoning and entitlements. Amenity package development. Master marketing program leadership. HOA and lifestyle program leadership.

Highlights: This property had been the proverbial ‘hole in the donut’ as development surpassed this area and moved further out due to a lack of infrastructure. Oxland’s acquisition secured commitments to construct a critical bridge and east-west roadway that will allow current and future residents to easily connect to The Woodlands, Magnolia, and Conroe for employment, entertainment, shopping, schools, and hospitals.

Painted Tree | McKinney, TX

Since the initial design workshop, Painted Tree’s mission was to redefine trails in North Texas master planned communities.  They are much more than sidewalks along a 45-mph divided road.  They could be a fitness loop, the means for a casual stroll, a challenging hike, a long bike ride, or an exploration zone.. It could be hard- or soft-surfaced. Flat or hilly. In an open space or tucked into the trees.

This theme is integral with Painted Tree’s land planning, entitlements, and construction methods, while the amenities, programming, and home sites are connected to the trail system. And the result is unlike anything else in Dallas-Fort Worth.

Project Overview: 1,100 acres with 28 miles of programmed trails and a beautiful 20-acre lake. 200 acres of natural open space.

Dwelling Units: 3,400 DUs at build-out including SFD, TH, cottages, semi-custom, build-to-rent, MF. Nine homebuilders. Two build-to-rent builders.

Our Scope: Master infrastructure capital financing ($35MM+) and development. Master plan vision and execution. Builder segmentation. Zoning, entitlements, annexation. Amenity package development. Master marketing program leadership. HOA and lifestyle program leadership.

Highlights: Largest Phase 1 in DFW history with 1,100 lots. Less than one year from entitlement to development.

Drones, Boats and Goats

Unconventional methods were used to develop Painted Tree including high tech drones measuring inches of dirt of being moved, boats to clear nuisance trees, and goats to maintain the property.
